Stucco is the dominant exterior material in The Cliffs at Snow Canyon. Desert conditions — UV, thermal cycling, and settling — create cracks, discoloration, and surface damage that worsen rapidly if not addressed.
The most common issues we see in The Cliffs homes include hairline cracking (from thermal expansion and settling), stucco delamination near windows and penetrations, discoloration from UV exposure and water staining, and impact damage. Hairline cracks under 1/8" can usually be sealed with elastomeric coatings. Wider structural cracks need to be routed and patched before coating.
Our repair process starts with assessing whether cracks are cosmetic or structural. Cosmetic cracks are cleaned, filled with flexible sealant, and coated. Structural cracks — wider gaps, stair-step patterns, or cracks that follow foundation lines — may need mesh reinforcement and multi-layer patching before the final coat. We always address the root cause, not just the surface symptom.
Elastomeric coatings are the best long-term protection for stucco in Southern Utah. These thick, flexible coatings bridge hairline cracks, waterproof the surface, and reflect UV radiation. They're 10x thicker than standard paint and can stretch up to 300% without cracking — critical in a climate where surfaces expand and contract significantly every day. We apply elastomeric coatings at manufacturer-recommended mil thickness for full-rated performance.
Patching stucco requires matching both the texture and color of the existing surface. We use spectrophotometer color matching and can replicate most stucco textures — skip trowel, dash, lace, Santa Barbara smooth — so repairs blend seamlessly with the surrounding wall. For homes where the entire surface is being recoated, final color selection should be checked against the current community approval path before coatings are ordered.
If your stucco has isolated damage — a few cracks, a patched area that doesn't match, or localized water staining — spot repair is usually sufficient and cost-effective. If damage is widespread or the existing coating is failing across large areas, a full elastomeric recoat is the better investment.
